The homeowner called after hearing a boom that sounded like a car backfiring in the garage. Our technician found the right-side torsion spring with a clean break at the center coil, the door locked in the closed position with a sedan inside. We measured the old spring at 0.225-inch wire diameter, quoted a replacement pair in writing before touching a bolt, and installed two balanced springs rated for 10,000 cycles. The 45-minute job ended with the door lifting on two fingers and a photo record of the broken steel sitting next to the new pair.

Full Door Replacement on a 1998 Home, Grayhawk

This 16-foot steel door had a crease across panel two from a basketball stand that didn’t hold its ground. The bottom panel had rust blooming along the edge, and the door ran loud enough to hear from the kitchen. We removed the old door, rails, and hardware, then installed a Clopay insulated steel door with new nylon rollers and a fresh weather seal along the floor. The written scope included every line item before the first screw came out, so the homeowner approved a fixed price, not an estimate.

The opener would click but not move. Not the motor. Not the gears. The logic board had a burned relay, which we confirmed with a voltage test at the unit before quoting a single dollar. We replaced the board in a Chamberlain opener, reprogrammed the remotes and keypad, and adjusted the limit switches so the door stopped flush at the floor and ceiling. The after photo shows the opener running a full cycle with the green diagnostic light steady, which is what you want to see.

This homeowner described the door as “angry,” which is accurate when four rollers have flat spots and one hinge is holding on with a hope. We found eight metal rollers with worn bearings and two center hinges with elongated holes that let the door rack sideways in the track. The fix was eight nylon rollers, four new hinges, and a track alignment. The door now rolls at a volume you can’t hear over a normal conversation, which is the standard we set for every roller job.

This call came in at 9:40 p.m. with a door hanging uneven and a cable that had snapped clean off the drum. The bottom bracket was still intact, which saved the panel, but the door was unsafe to operate. Our technician arrived, confirmed the cable diameter, replaced both lift cables as a set, and re-seated the drum. The door was balanced and running by 11 p.m., with the broken cable photographed next to the new pair before any work began. That’s what 24/7 means, per the documentation we hand over at the end.

Weather Seal and Track Replacement, Desert Ridge

Scottsdale dust doesn’t knock. It seeps in under a cracked vinyl seal and leaves a film on everything. This garage had a seal that had gone brittle in the heat, plus a track with rust pitting that was dragging the rollers. We pulled the old bottom seal, replaced the track sections, and installed a new seal that compresses evenly across the slab. The after photo shows daylight gone from the gap. The before photo shows exactly where it was coming in.
